Getting Started
- How do we determine the right listing price for my home? We perform a comprehensive Comparative Market Analysis (CMA). This involves looking at recent sales of similar homes in your neighborhood, current market trends, and the unique features or upgrades of your property to find a competitive, realistic price that maximizes your return.
- What should I do to prepare my house before it goes on the market? First impressions matter. We generally recommend decluttering, deep cleaning, and handling minor repairs (like leaky faucets or chipped paint). During our initial walkthrough, we’ll give you a personalized checklist of high-ROI improvements, which may include staging advice.
The Selling Process
- How will you market my property? We don’t just put a sign in the yard and hope for the best. Our aggressive marketing strategy includes professional photography, high-definition virtual tours, targeted social media campaigns, listing on major real estate platforms (Zillow, Realtor.com, etc.) We will give you a comprehensive list of what we do when we meet at the house.
- How long will it take to sell my home? Timeline varies based on current market conditions, your neighborhood, your homes condition and your price point. When meeting at the house we should be able to give you a good idea of timing and the most up to date selling timeframe at the moment.
- How do we handle it when offers come in? Every situation is different but typically when a buyer likes a home they will instruct their agent to put an offer together and present it to the listing agent. Once that offer is in hand The listing agent will reach out to you and let you know the terms of the offer. Sometimes buyers will attach a time expiration to the offer and other times they do not. There is a lit to consider when evaluating an offer though and the is where your agents experience and advice can really come into play. Every situation is different though and that is why having a great agent on your side really matters.
Costs & Closing
- What are the costs associated with selling my home? While the buyer covers many of their own closing costs, sellers typically responsible for:
- Real estate agent commissions (shared between the listing and buying agents)
- Title insurance and transfer taxes
- Outstanding property taxes or HOA fees prorated to the closing date
- Any agreed-upon buyer concessions or repair credits
There have been some adjustments to how agent compensation is handled since 2024 but your agent will be able to help you navigate these changes so you understand how this can affect you from a financial standpoint.
- How do showings work? Will I need to leave my house? Yes, it is highly recommended that you leave during showings so potential buyers feel comfortable exploring and speaking freely. We use a showing service that helps to arrange showings and keep you informed on when agents will be showing your home. You will always receive an advance notification to approve or decline a showing request assuming that you will still be living in the home.
